The Challenge
When Westco Development Corp first approached Johnston Group for help, they were beyond exasperated — and desperate for a resolution to the zoning problems they encountered with the project to develop a Walgreens retail store and office building.
The relationship between City and developers had broken down to the point of lawsuits being considered. Westco’s lawyer suggested they speak to us first to see if Johnston Group could develop an alternative approach.
The client retained us late in the approvals process with the City of Palm Beach Gardens and was in need of a solution in a very short timeframe so that construction permits could be issued.
The Solution
The team at Johnston Group got to work researching the different aspects surrounding the problem Westco Development Corp was facing with this project.
We quickly realized there was an ability to update the Land Development Regulations to meet the project requirement. Doing that replaced the previous efforts to fit the project design into the parameters of the outdated existing code.
Both our team and the client were surprised by how easily the developed solution was embraced by the City staff.
With a plausible path outlined, the way was cleared for the approvals to be granted.
